Mixed use development around Transit Node
Transportation is an important part of a person’s life. It involves commuting to work, home or shop on a regular basis. Transport also affects the economy of the State.
The proposed site in Panvel is located between Panvel railway station and bus station.Panvel is one of the main railway stations of Mumbai metropolitan region which has suburban trains connecting to other parts of Mumbai and long-distance trains that either originates or passes through. Being a busy transit hub, it has a footfall of around 65,000 per day. The present proposal is aimed to develop an activity center around the transit hub to serve passengers day round. It will be a place to spend extended period of time not only for commuters but others living in the vicinity.
The existing situation is such that the pedestrian connectivity between the railway station and bus station is narrow while vehicular traffic takes a roundabout route. The idea is to move the pedestrian access away from traffic using an elevated sky walk + plaza which will result in a smoother pedestrian movement. Visual connectivity is maintained throughout with strategic location of activity spaces at various levels.
The master plan of the mixed-use development includes retail, shopping, offices, food court, hotel, event halls, green spaces and civic areas. The master plan will revitalize and redevelop the existing area and provides a smoother connectivity between the railway station and bus station/ Old Panvel.
All the buildings are oriented in a way that reduces heat gains and improves cross ventilation. The lower floors are used for retail, shopping and food outlets and the upper ones are used for offices. All the office floor workspace have “Jali” work on the south west side to avoid glare and heat but allow the air to pass through.
